What is Sarasota & Manatee Counties Like?
Sarasota and Manatee counties sit next to each other on Florida’s Gulf Coast, with Manatee County to the north and Sarasota County to the south. Together they include established cities, barrier islands, master-planned communities, suburban neighborhoods, rural land, and rapidly developing areas east of Interstate 75.
Sarasota County includes the cities of Sarasota, Venice, and North Port, along with the Sarasota County portion of Longboat Key. Manatee County includes Bradenton, Palmetto, Anna Maria, Holmes Beach, Bradenton Beach, and part of Longboat Key, along with large unincorporated areas such as Parrish, Ellenton, Myakka City, and portions of Lakewood Ranch.
For buyers, however, municipal boundaries only tell part of the story.
The region makes more sense when you think of it from west to east and north to south.
Along the Gulf are the barrier islands and coastal communities, where proximity to beaches, boating, waterfront property, flood exposure, insurance, bridge access, and seasonal traffic become important parts of the buying decision.
Move inland toward US 41 and you reach many of the region’s older cities and established neighborhoods. Downtown Sarasota, Bradenton, Venice, and their surrounding communities tend to offer more mature landscaping, varied architecture, established commercial districts, and housing built across many different decades.
Continue east toward Interstate 75 and the landscape changes again. Newer subdivisions, gated communities, golf neighborhoods, larger master-planned developments, and new construction become more common.
East of I-75, development becomes more dispersed. Lakewood Ranch is the major exception, with more than 35,000 acres and dozens of villages creating an extensive planned community across Sarasota and Manatee counties. Outside the major development corridors, buyers can also find larger lots, acreage, equestrian properties, and more rural surroundings.
That distinction matters. Two homes described online as being in the “Sarasota area” can offer completely different lifestyles.
